Frequently asked Questions:

1/.     Will there be any building restrictions?

Yes there have to be building restrictions which will protect both yourself and others and ensure that Etango Private Game Reserve upholds it’s exclusive status and value.

A basic outline of the Architectural Rules:
 

•  Roofs: All roofs should be thatch or Harvey thatch.  No other roof material is allowed.

• Wall and wall finishes: All walls must be built with face brick, dry stack stone, cemcrete, plaster, paint, in situ concrete or combinations of the above mentioned. Paint colours must be earth. No other building materials will be permitted.

• Windows: Wooden (look-alikes) and aluminium frames will be permitted.

• Doors: Only wooden doors (look-alikes) will be permitted.

• Colours: Only scaled down earthy colours will be permitted, no bright colours (White is defined as a bright colour).

• Placement: The positioning of buildings on the site will be done under the supervision of the Developer and the placing will not disrupt the privacy of the neighbouring properties. Horizon pollution and visual impact to neighbouring parties will not be allowed.

• Building Areas: Building areas may not be less than 150m2 not more than 450sqm.

• Gardening: Gardening will be restricted to in-house gardens or private courtyards. No gardening will be allowed in the natural areas. No foreign trees are permitted.

• Fencing: As the development is a private nature reserve, no enclosures are permitted. 

These rules are put into place to ensure that the natural skyline is not broken and that the dwelling blends in with the bush. No more than four bedrooms are allowed (max 8 sleeper) and one kitchen.

2/.    Will I be allowed to drive on the reserve?

Yes, although normal vehicles will not be allowed to drive around the reserve and must adhere to the main access roads. Specialised safari vehicles are allowed to do so.
Should an owner prefer -  game drives can be booked using Etango’s Game Drive vehicles and enjoy the use and expertise of Etango’s professional Rangers at a nominal fee.

3/.    What is the monthly levy and how will it be controlled?

 
Once taking transfer of the land a monthly levy of R500.00 (ex vat) will apply once you start to build it will increase to R1200.00 per month (excluding VAT) payable to the Body Corporate and this would be used for the following:
1/.     Maintenance of the reserve, animals and its fencing
2/.     Security Guards and surveillance
3/.     Maintenance Staff.
4/.     Roads
5/.     Boreholes, water and sewerage systems
6/.     Administrative Staff

The annual increase in the levy will be determined by the Body Corporate and will be kept in line with the annual inflation rate.

4/.   Will I be able to make use of Etango lodge's existing facilities?

Each owner will be entitled to make use of the lodge’s existing facilities.

5/.   Will there be a cleaning service available? 

         Yes, There will be a cleaning service available to Home Owners.

6/.   We would not use our home all the time is there something that would enable us to recover some of our costs ?

 Yes, there is rental service available to home owners.
